How much does it cost to build a pool in Raleigh, NC?
A custom inground pool in Raleigh typically costs between $65,000 and $200,000+ in 2026. Fiberglass pools start around $45,000, vinyl liner pools around $55,000, and gunite (concrete) pools from $75,000. Do I need a permit to build a pool in Raleigh?
Yes. The City of Raleigh requires a building permit, electrical permit, and plumbing permit for pool construction. You'll also need a barrier (fence) at least 48 inches tall with self-closing, self-latching gates. At Oasis Outdoor Living, we handle all permits and inspections as part of every project.
How long does it take to build a pool in Raleigh?
A custom gunite pool typically takes 12 to 20 weeks from breaking ground to your first swim. Fiberglass pools are faster at 3 to 6 weeks after delivery. The design and permitting process adds another 4 to 10 weeks before construction begins. Starting in fall or winter means you can swim by spring.
What type of pool is best for North Carolina?
All three pool types — gunite (concrete), fiberglass, and vinyl liner — work well in NC's climate. Gunite offers unlimited custom design and handles freeze-thaw cycles well. Fiberglass has the lowest maintenance and resists algae growth in humid NC summers. Vinyl liner is the most budget-friendly option. Most of our clients choose gunite for the design freedom.
Does a pool add value to my home in Raleigh?
In the Raleigh-Durham Triangle market, a well-built pool typically adds 5% to 8% to your home's resale value. Beyond resale, a pool dramatically improves your daily quality of life and extends your outdoor living season from April through October in NC's climate.
What is gunite and why do most custom pools use it?
Gunite is a mixture of concrete and sand sprayed pneumatically over a steel rebar framework to form your pool's shell. It's the preferred method for custom pools because it allows unlimited shapes, sizes, depths, and features. The shell lasts 50+ years and can incorporate spas, tanning ledges, waterfalls, and any design you can imagine.
Do I need a fence around my pool in North Carolina?
Yes. North Carolina Residential Code requires a barrier at least 48 inches tall around all residential pools. Gates must be self-closing and self-latching, opening outward from the pool. No openings may allow a 4-inch sphere to pass through. If your home wall is part of the barrier, doors must have alarms or self-closing mechanisms.
What is the best time of year to build a pool in Raleigh?
The ideal approach is to start design in November through January and break ground in February or March. This lets you swim by Memorial Day. You can build year-round in Raleigh, though gunite application pauses in rain or freezing conditions. Winter submissions also get faster permit reviews since spring is the busiest time.
How much does pool maintenance cost in Raleigh?
Weekly professional pool maintenance in the Raleigh area typically costs $150 to $300 per month, depending on pool size and service level. This includes chemical balancing, skimming, filter cleaning, and equipment checks. DIY maintenance costs roughly $50 to $100 per month in chemicals and supplies.

What is Pebble Tec and is it worth it?
Pebble Tec is a premium pool interior finish made from natural pebbles and cement. It's more durable than standard plaster (lasting 15 to 20 years vs. 5 to 7 for plaster), comes in dozens of colors, and creates a beautiful, textured surface. It costs $5,000 to $10,000 more than plaster but the longevity and aesthetics make it the most popular finish among our clients.
Saltwater pool vs. chlorine — which is better?
Saltwater pools use a salt chlorine generator to produce chlorine automatically, resulting in softer-feeling water and less chemical handling. They cost $1,500 to $3,000 more upfront but typically save money on chemicals over time. Traditional chlorine pools are simpler and less expensive initially. Most of our Raleigh clients now choose saltwater systems.
Can you build a pool on a sloped lot?
Absolutely. Many of the best pool builds take advantage of slope to create dramatic designs with elevated spas, infinity edges, and terraced decking. Sloped lots do require more structural engineering and may add cost for retaining walls, but the results are often more stunning than a flat-lot build.
What happens if you hit rock during excavation?
Rock deposits are common in parts of Wake County. If we encounter rock during excavation, it needs to be removed with specialized equipment, which can add $5,000 to $15,000 to the project. We assess soil conditions during the consultation and will let you know if rock is likely based on your property's location.
